I met Steen for two days in March 2023 following my registration on developments.es website and follow-up conversation through zoom. I was looking for an investment property with high potential to generate sufficient income to pay all expenses and mortgage, together with excellent capital growth prospects.
I selected a number of developments from the website that attracted my interest. We visited approximately 8 sales offices over the period, ranging from high priced towers on the beachfront to lower priced units inland.
My impression of the higher priced units was, although exceptionally high quality and very well located, that they would not generate sufficient rental income to justify the price. Looking at Airbnb listings, it seemed that €2,000 per week was an effective ceiling in the area at peak times, before management and other rental costs. The cheaper units were generally located too far from touristic amenities. There was, in my view, too much uncertainty regarding renting them at all, and certainly the locations would limit capital growth. I saw or heard nothing to disprove my analysis.
I learned during my visit that there are essentially four factors driving price increases in this market. First, developments tend to launch well before commencement at a relatively more attractive price, and as units get built prices increase significantly. Second, later phases of a development are priced higher than earlier phases, as there are show units available; apparently this makes them easier to sell. Thirdly, lower priced units tend to sell first leaving more expensive units as the cheapest available (per equivalent unit). The lower priced units tend to be the most attractive to an investor seeking yield. Fourthly, there is a natural market price increase as time passes. I spent some time trying to separate the proportion of these price increases that were caused by natural market increases due to the passage of time from those caused by the stage of development, but was unable to do so. Market data in Spain is very opaque. I found it impossible to ascertain the prior prices of sold units. Salespeople would not reveal that information, and prices for sold units were blanked out on their literature. However it was clear that the best prices were available for early pre-construction phase 1 units, and the more recent the launch date, the better the choice of units available. Armed with this insight I would have picked different developments to visit.
The website:
The developments.es website is okay, but I would recommend several improvements. The information available is very limited, and totally insufficient to make decisions regarding viewings, let alone purchases. Had I known then what I know now, I would have selected different developments to view. The limit of 20 downloads is not enough, and some of the downloads repeat information, wasting part of the 20. Prices are often out of date, so that by the time of my visit the better value units were sometimes gone, and often the prices on the list had increased. The website might be good for someone looking to conduct superficial analysis, but many of the factors relevant to an investor are not considered. Some pages didn't give a completion date, some didn't state distance from the beach, shopping and restaurant facilities, some made it difficult to distinguish between internal area and terrace area, some weren't clear which units had views and which did not, public transport options were not made clear, community charges usually ignored. Some pages used "private pool", others used "shared pool" to mean the same thing. All in all, the site is mainly an attention grabber, with much of the important information left unknown until the visit. This means the visit is less efficient than it should be, as developments that would have been ruled out in advance are needlessly visited, and vice versa.
The agent:
Steen is a personable knowledgable agent. We got on very well for the two days. He showed me the Costa Blanca area as well as the developments I had chosen, explaining very well why some areas were developing and others not. I felt the fact that I had chosen the developments we viewed limited the usefulness of my visit. It became clear to me that the investment I was looking for was not among our viewed properties due in part to the limitations of the website detailed above.
